What is Building Technical Services?

Assisting clients in the effective management of building Mechanical & Electrical (M & E) installations, including equipment, performance monitoring, maintenance contracts and client fit-outs. We have over 20 years of M & E experience in project values ranging from £10k to over £3m.

What do Building Technical Services do?

  • Solve technical problems relating to existing landlord or tenant installations, often with innovative solutions.
  • Project manage or provide technical input to refurbishment of Landlord's equipment.
  • Provide technical input or project manage new installations or modifications to existing tenant's fit-outs.
  • Oversee maintenance contracts, including monthly reporting and performance monitoring.
  • Assess condition of plant, prior to any programme of works.
  • Provide condition survey reports and suggested alternatives to improve value for money

  • Recoverability - Assess budgeted and actual M & E service charges for recoverability within the terms of the lease.
  • Cost Savings - Provide technical input regarding plant replacement or refurbishment programmes achieving value for money and often, significant savings.
  • Advice on Sinking Funds - Review service charge budgets and certificates to determine if works proposed or carried out are properly expensed from the service charge, including expenditure from sinking funds.
  • Optimise Energy Use - Review users needs of the building and optimise energy use against those needs to reduce waste and costs.
