Dr John R. Calvert is a Senior Lecturer in Management Science and is also Resources and Systems Director in Loughborough University Business School. He has been studying the Service Charges industry for over four years and believes in looking for patterns in real data, in other words the certificates that tenants actually receive.

Loughborough University Enterprises has published several reports by Dr Calvert in 2005 and 2006 and he has spoken at seminars
on the subject.

He has access to the largest data set of certificates and budget statements in the UK and has established warning and action limits for service charge certificates for 2005 and for 2006.
